NRA number for vacation rentals in Spain: the complete guide
Since July 2025, the NRA number is mandatory for every vacation rental in Spain. Without this number, you can no longer advertise on Airbnb, Booking.com, or other platforms.

What is the NRA number?
The NRA number (Número de Registro Único de Arrendamientos) is a national registration number for all rental properties in Spain. It was introduced through Real Decreto 1312/2024 and replaces the previous fragmented system of regional registers.
Who needs an NRA number?
The NRA registry is managed by the Colegio de Registradores and is mandatory for: • Vacation rentals (viviendas de uso turístico / VFT) • Seasonal rentals (temporada) • Room rentals • Any rental agreement shorter than 12 months The number must be visible in every listing on rental platforms. Platforms like Airbnb and Booking.com are required to verify the NRA number and remove listings without a valid number.Why is the NRA mandatory since July 2025?
The Spanish government aims to achieve three goals with the NRA:
1. Combat illegal rentals
A central registry allows authorities to verify which properties are legally rented. Properties without a VFT permit or municipal approval become immediately visible.
2. Tackle tax evasion
The NRA links every rented property to an owner and tax number (NIE/NIF). The tax authority (Agencia Tributaria) can better monitor rental income.
3. Implement EU regulations
The NRA stems from the European short-term rental regulation requiring transparency and registration across all EU member states.
How to apply for an NRA number: step by step
- Ensure your VFT registration is in order - You need a valid VFT number from the Junta de Andalucía first. Without VFT, you cannot apply for NRA. Read the difference between NRA, VFT and NRUA.
- Obtain a digital certificate - You need a Spanish digital certificate or Cl@ve to log in to the Sede Electrónica.
- Go to the Sede Electrónica - Log in to the Colegio de Registradores portal and start the application.
- Fill in the details - Property deeds (escritura/nota simple), VFT number, cadastral reference, owner's NIE/NIF.
- Pay the fee - The cost is approximately €32 per registration.
- Receive your NRA number - After processing (typically 5-10 business days) you receive the NRA number by email.

Costs and annual obligations

Changes in ownership, address, or rental status must be reported within 3 months. When selling the property, the new owner must re-register.
