N2 annual declaration: what every vacation rental owner in Spain must know
In February 2026, hundreds of Costa del Sol owners were caught off guard: the deadline for the brand-new N2 annual declaration was just two weeks away and hardly anyone had heard about it. Miss this filing and your NRA number can be revoked. Here is exactly what the N2 involves, when the deadline falls, and how to make sure you are ready.

What is the N2 Declaracion Anual?
First things first: the N2 is not a tax return. It is an informative declaration you file through the VUDA portal with the Ministerio de Transportes y Vivienda. The government uses the N2 to cross-check whether what you report matches what Airbnb and Booking.com tell the tax authorities.
The N2 declaration is new since 2026 and is a logical extension of the VUDA registration system. Where the VUDA registration gives you permission to rent, the N2 declaration verifies that you are actually active and meeting your obligations.
Why was the N2 introduced?
The government wants to achieve two things: first, an up-to-date overview of which properties are actually being rented to tourists, and second, a control mechanism to compare the data with platform reports and SES Hospedajes registrations. If your property data does not match what platforms report, it can trigger further investigation. When do you need to file?
The filing period runs annually from 1 February to 2 March. You report on the previous calendar year. This means:
• February-March 2026: declaration for calendar year 2025
• February-March 2027: declaration for calendar year 2026
• And so on
The 2 March deadline is absolute. There is no possibility of extension. If 2 March falls on a weekend, the deadline shifts to the next working day.
First filing period
The first N2 filing period was in February 2026. Many owners were unprepared, as the requirement was communicated relatively shortly before the deadline. Make sure you have all data organised before the next period (February 2027).What data do you need to report?
The N2 declaration requires the following information about your rental activity in the preceding year:
The data must be consistent with the information platforms report to the Agencia Tributaria and with the registrations you have submitted through SES Hospedajes. Significant discrepancies may lead to further investigation.
| Data | Details |
|---|---|
| Total nights rented | The total across the full calendar year |
| Total number of guests | All unique guests who stayed at the property |
| Occupancy rate per month | Number of rented nights per month |
| Guest countries of origin | Breakdown of guests by nationality |
| Platforms used for rentals | Airbnb, Booking.com, direct bookings, etc. |
| NRA number and cadastral reference | For property identification |
Tip: keep your records throughout the year
Maintain an overview of all bookings, guest counts, and countries of origin throughout the year. With KeyLessCosta, these data points are automatically recorded with every booking, so at year-end you have everything ready for your N2 declaration.Consequences of non-filing
Skip the N2 filing? Things go downhill fast:
• Revocation of your NRA number - this is the most direct consequence. Without your NRA number, Airbnb and Booking.com deactivate your listing. You immediately lose the ability to receive bookings.
• No automatic reinstatement - if your NRA number is revoked, you must reapply through VUDA, including the 27-euro fee and 5-15 working day wait.
• Possible fines - beyond NRA revocation, the government can impose additional penalties for failing to meet reporting obligations.
• Trigger for further scrutiny - failing to file the N2 may prompt authorities to audit your SES Hospedajes registrations and tax filings as well.
Practical advice
Take the N2 declaration seriously. Set a calendar reminder for 15 January, giving you ample time to gather your data before the filing period begins on 1 February. How to prepare
Do this throughout the year and February will be a quick form-fill instead of a scramble:
- Keep all booking confirmations - from Airbnb, Booking.com, VRBO, and direct bookings
- Maintain a guest log - with counts, nationalities, and length of stay per booking
- Archive SES confirmations - every SES Hospedajes registration generates a receipt. Keep these as reference.
- Record monthly occupancy - how many nights was your property rented in January, February, etc.
- Check your NRA status - log into the VUDA portal and verify that your registration is active
Frequently asked questions
- Is the N2 declaration the same as a tax return?
- No, and we hear this question all the time. The N2 goes to the Ministry of Housing, not the tax authority. But be aware: the government can cross-reference your N2 data with what Airbnb reports to the Agencia Tributaria.
- What if I did not rent out my property in 2025?
- If you have an active NRA number but did not rent during the reporting year, you must still file an N2 declaration with zero values. Failing to file can lead to revocation of your NRA number.
- Can I extend the deadline?
- No. The filing period from 1 February to 2 March is fixed and there is no possibility of extension.
- Where do I file the N2 declaration?
- Through the VUDA portal. You need the same digital certificate or Cl@ve as for your VUDA registration.
- What if my data does not match what Airbnb reports?
- Small discrepancies (e.g. from cancellations) are normal. Large differences may trigger further investigation. Make sure your records are accurate.
- Does the N2 also apply to long-term rentals?
- The N2 in its current form is specific to short-stay (tourist) rentals. Different reporting obligations apply to long-term rentals.
