Regulations we handle for you
SES Hospedajes (RD 933/2021) Every guest must be registered with the Policia Nacional within 24 hours of arrival. Since December 2024, up to 21 data fields per guest are required, including address, phone number, email, and payment method. Our system submits the registration automatically after ID verification. NRA number (RD 1312/2024) The NRA registration number has been mandatory since July 2025 for every vacation rental in Spain. It must appear on every listing on Airbnb, Booking.com, and other platforms. Without it, your listing is deactivated automatically. The registration fee is approximately 32 EUR, and an annual N2 declaration is required. Learn more in our NRA number guide. VFT registration (Decreto 28/2016) The Vivienda con Fines Turisticos registration with the Junta de Andalucia is a prerequisite for obtaining the NRA and operating legally on the Costa del Sol.
