Energy certificate for your Spanish vacation rental: what to know

An owner in Fuengirola only discovered the missing energy certificate during the VFT application, which caused a delay. In Spain the certificado energetico is mandatory the moment you rent out or sell a property. Here is what that means for your Costa del Sol vacation rental.

When is it required?

The energy performance certificate (certificado de eficiencia energetica) is mandatory for any home offered for rent or sale in Spain. For vacation rentals this means you need the label before you advertise. Some platforms and the regional registration ask for it. The certificate is issued by an accredited technician who assesses your insulation, windows, heating and cooling.

Cost and validity

Costs are usually between 60 and 150 euros for an average apartment, depending on the province and size. The certificate is valid for ten years, except for a G label, which can be valid for a shorter period. You register the label with the regional energy register of Andalusia. Keep the PDF and the registration number; you will need them for your VFT registration.

Frequently asked questions

Can I advertise without an energy label?
No, the label must be available the moment you list the property. Advertising without it can lead to a fine.
How long does the application take?
A technician can often visit within a few days; registration then follows within one to two weeks.
Does a better label improve my bookings?
Guests increasingly look at energy efficiency. A better label can also lower your running costs when you automate operations.
