Check permitability first
Not every property may be rented to tourists. Before buying, check whether a VFT registration is possible and whether the owners association allows tourist rentals. Since 2025 a community can block new rentals with a majority.

Location and numbers
Look at occupancy and nightly rates of comparable nearby homes, not just the best season. Work through the running costs (community, tax, maintenance) and determine your expected net yield.
