Check permitability first

Not every property may be rented to tourists. Before buying, check whether a VFT registration is possible and whether the owners association allows tourist rentals. Since 2025 a community can block new rentals with a majority. Ask this in writing from the community and the municipality before you sign.

Location and numbers

Look at occupancy and nightly rates of comparable nearby homes, not just the best season. Work through the running costs (community, tax, maintenance) and determine your expected net yield. A smooth, automated check-in makes even a smaller home profitable because you can manage it remotely.
